Zoning Board of Appeals · Meeting of May 13, 2026

NAHANT — The Nahant Zoning Board of Appeals voted 4-0 to grant a variance for a porch and roof project at 148 Wilson Road. Chair Jocelyn J. Campbell led members David Walsh, Gerardo Raffaele and alternate Scott Ofrias through findings that the project's 31 percent lot coverage, above the 25 percent limit, created a new nonconformity requiring a variance rather than a special permit. Raffaele argued the property's low elevation and seawall overflow created a hardship, saying "I can definitely see a hardship with the splash over and the necessity to make sure that there's no flooding in a basement." Ofrias noted two abutting neighbors had opposed the project but said it did not rise to a public detriment.

The board approved the variance with conditions barring enclosure of the porch, to be recorded at the registry of deeds.
