Zoning Board of Appeals · Meeting of April 28, 2026
NAHANT — The Nahant Zoning Board of Appeals voted 4-0 to reopen public comment on a contested porch project, then continued the hearing to May 4. Chair Jocelyn J. Campbell and members David Walsh, Gerardo Raffaele and Scott Ofrias heard dueling letters on the Fawcetts' proposed wraparound porch at 148 Wilson Road, with abutter Kathy Ryan calling the plan "insane" and neighbor Sherry Talbot urging approval as "a tangible investment in the aesthetic and property value of our entire street." The board said the lot's coverage would rise from 22.5 percent to 31 percent against a 25 percent limit, and members could not agree whether that makes the addition a new nonconformity requiring a variance or an extension eligible for a special permit. They voted 4-0 to adjourn and continue deliberations, closed to further testimony, to May 4 at 3 p.m., pending an opinion from town counsel.
